Buy and Sell Bulk REO
REO packages are priced from 35% to 55% of
current market value (or BPO) and our Non
Performing Note packages are priced from 28%
to 38% of the Unpaid Balance (or UPB)
, depending
on location.  We normally don't invest in CA because
the banks sell at 70% to PAR of market value.
Purchase Criteria and Process

1. Buyers must be ready, financially capable and willing to consummate the transaction
today. Letter of Intent (LOI) and Proof of Funds (POF) are required immediately. The
LOI must be specific to the criteria of each transaction and must have the name, address,
land line, cell phone and signature of the Buyer as well as the contact information for
doing the Proof-Up.

2. Absolutely NO financing contingencies, except in our owner financed REO tapes.
Cash or Line of Credit only. If we are unable to reach the POF contact within 24 hours,
we will move onto the next Buyer.

3. We will call the Buyer to verify the LOI and order. If the order cannot be verified with
the signatory of the transaction (the True Buyer), we will move onto the next Buyer.

4. We will not “hold” a package for you in anticipation of receiving the LOI and POF.
These Bulk REO Tapes sell very quickly and they are FIRST COME – FIRST SERVED
ONLY!

5. IMPORTANT! In this fluid market, we require that after the tape is released, the Buyer
will have a period of usually around 24 to 48 hours to review it and decide whether to
move into due diligence or not. After this time the fee/escrow agreement is established
and signed by all parties. The Buyer will need to put a good faith escrow deposit of
usually 20% or the full amount of the purchase price to begin due diligence period. The
escrow is refundable during the due diligence period. The Buyer will need to be prepared
for and capable of doing this before submitting LOI for any of our Packages. For this
reason, financing usually does not work well unless the Buyer has the available cash on
hand for escrow.

How to Invest in Non Performing Notes

How to Invest in Non Performing Notes
Our Simple Bulk REO, Non Performing Notes and/or "Cherry Pick" protocol:


STEP 1
– Complete and submit the Bulk REO Profile form to the left. By completing the
form you will also be added to our mailing list and receive the tapes first as we get them.

STEP 2 – Fax or scan and email the following documents:

1.Non Circumvent / Non Disclosure Agreement (NC/ND)
2.Proof of Funds (POF) (not necessary if buyer has opened or floating escrow)
3.Letter of Intent (LOI) including: Requested States, Cities and Zip Codes

Failure to provide the required information will delay the processing of your portfolio
request.

STEP 3 – When all documents have been completed and returned, Buyers will be
contacted  to review all the information.

STEP 4 – Once we finish the conference call with the Buyer, we will verify the Buyer’s
POF and we will e-mail the unsanitized tape directly to the buyer. Unsanitized tapes will
NOT be emailed to brokers and/or mandates. This is to avoid brokers blasting our tapes
to the internet.

STEP 5 – Buyer will open escrow and deposit the full take down amount with an escrow
company of their choice. The buyer will carry out the due diligence. This process
normally takes 24 to 48 hours for small packages and up to 7 days for bigger tapes.
There are companies we can recommend that will do the due diligence (AVMs and BPOs)
for your properties very inexpensively.

STEP 6 – Escrow to close on the next business day after expiration of the due diligence
period.
